I've not used them but have used the 'buy to let investment calculator' from www.makedigital.com and would recommend it.

There's alot of information out there, i've also used ahuja.co.uk and think he's alright.

I would suggest you speak to someone who is already an investor in buy to let property as you will get the best advice from someone who has been there and done it!

I have a few mechanism's for BTL BMV Properties in Scotland and England whereby I can arrange a mortgage with any BTL UK lender & allow you to base the mortgage on the valuation and not the purchase price this can give you a Cash Back often



Unlike most packagers who have a limited number of lenders on their respective panel's & as such do not cover the whole of the UK BTL market place, I do have access to the whole of the UK market place, as an independent Mortgage Broker,


Presently I am registered with 5 leading packagers,(2 of wich received rewards during 2007),together with my FSA compliant sourcing system so ,unlike a packager,I am not restricted to a few BTL lenders but everyone within the UK


Many lenders do not wish to be on Packagers panels, but as an FSA registered Broker I can also access these So you might be missing out on your choice


In addition, if your BTL proposal, for what ever reason requires to go down the commercial route, again I can assist with the Financing thereon
